Preventative maintenance checks are conducted annually to keep your property in good working order and minimise the risk of costly, complex problems developing down the track. Our team can fix minor issues before they develop into larger problems, and help you plan for larger jobs such as a replacement boiler. Our multi-skilled, in-house team can take care of all your preventative maintenance needs.
A plumbing check of involves a visual and hands-on inspection of all taps, waste outlets, toilets, flushing mechanisms, bath and shower outlets, radiators and pipe work to ensure they work properly, are corrosion-free and in good condition. The seals around baths, showers and sinks are also inspected to check if they require re-grouting or silicone to prevent dripping and leaks. Boilers are also checked for leaks and cracks, and CO2 emissions measured to ensure they are within acceptable limits.
Each property should undertake an annual service of its oil or gas boiler to ensure its safety and operational efficiency. Boiler emissions are tested for unsafe levels of CO2, filters and lines are cleaned and units are checked for cracks, drips or leaks. In particular, oil leaks can cause catastrophic damage, not only to your property but to the surrounding area. Our technicians will highlight and investigate the source of any issues with your boiler and address any wear and tear.
Periodic Inspection/Electrical Check
Electrical checks, including Periodic Inspection Reports (PIR), examine your property’s electrical systems including to ensure the fuse board, outlets and sockets are operating properly and fault-free. We replace broken sockets and light switches and can provide advice on energy cost savings (such as switching to LED). All inspections are carried out by our qualified electricians and fully certified.
Keep gutters clean and robust to protect your property from water damage. We clean fascias, soffits and down pipes, remove debris, nesting and stagnant water, and conduct a thorough visual inspection to identify leaks and cracks that need resealing and loose joints that need tightening.
Roof checks should be undertaken every five to eight years. We check for slipped or broken tiles, and flashings and chimney cowls for nesting, cracks and gaps, and repairing, replacing and sealing to prevent further damage. We also power wash roofs to remove moss and dirt build-up to keep them looking clean and fresh.
Annual chimney cleaning not only reduces the risk of a chimney fire but ensures it is operating efficiently and safely. Our machine-led investigation inserts a camera into the chimney to provide a live feed of any defects, measure CO2 readings and ensure the structure is safe while providing a thorough, no-mess clean with minimum disruption to the home.
Our certified safety checks of your plumbing systems and chimney include tests to measure CO2 emissions. When CO2 emissions register higher than the recommended level, our team will carry out a thorough investigation to determine the cause and the right course of action, including making repairs or replacements to components of plumbing and heating systems and installing CO2 alarms according to building and health and safety requirements for the property.
Fire alarms are critical safety features in any property and essential under building regulations. New building regulations now stipulate the need for both a fire and smoke alarm to be installed in every room. Our team can install fully certified hardwired fire alarms with back-up battery systems, and battery-only operated alarms as needed. We also supply and fit CO2 alarms, fire blankets and fire extinguishers.
Pre-Rental / Pre-Acquisition Check
Prior to the acquisition or lease of a property, it is important to understand the return on investment you can expect for any works you carry out to bring the property up to minimum standards. Our multi-skilled team can conduct a thorough inspection of plumbing and heating, electrical systems, fire compliance, insulation of external and internal walls, key structures and internal features to determine what work needs to be carried out prior the property being rented. Importantly, all checks are carried out by our in-house team and are fully certified to provide you with a complete and consistent report of your property.
Seasonal (Winter) Check
An annual seasonal check of your property gets your property ready for the winter. A boiler and chimney inspection ensures they are clean, safe and operating efficiently and that any cracks, leaks or broken components are repaired or replaced. A visual check of gutters removes debris such as grass and nesting and repairs any cracks and leaks that may cause damage to your property in the future. Schedule your seasonal check in the summer for peace-of-mind that your property is ready for the next season.
